Week 1–2 · Build the Machine
Download Remine CSV → upload here to Claude → Claude analyzes every lead (strategy, score, summary, seller script) → upload Claude's output CSV to the Dashboard. Platform auto-scores, auto-tags strategy, and assigns by county. Agents 1–3 own their counties. Agent 4 builds both a cash buyer list and a tenant-buyer list simultaneously. Target: 30+ leads loaded in CRM by end of Week 2.
Week 1–2 · Build the Machine
Your leads will be loaded and assigned to you by the team lead. Focus on learning your assigned county territory and reviewing each lead card carefully before making contact. Target: first calls by end of Week 2.
Week 3–5 · Contact & Qualify Both Tracks
Click any lead card → hit View Script → use the provided script tailored to that specific property and situation. Sub2/Wholesale: (1) Behind on payments? (2) Open to creative solution? (3) Price or speed? · Lease: (1) Consider leasing with option to buy? (2) What monthly payment works? (3) Timeline to sell? Log every call in the lead card. Only escalate deals scoring 9+.
Lease Deal Structure — How It Works
Lease Purchase: you control property via lease with option to buy — tenant-buyer pays option fee upfront plus above-market rent, with monthly credit accruing toward purchase. · Lease Option: same but TB's option is not obligated. · Sandwich Lease: you lease from seller at low rate and sublease to tenant-buyer at higher rate — you keep the spread monthly for the full term. Week 6–8 · Offer, Structure, Close Both Tracks
Sub2: take title subject-to existing mortgage, deed to your LLC — always use a Georgia real estate attorney and a land trust. Wholesale: assign purchase contract to cash buyer for $10,000–$20,000 fee. Lease deals: negotiate terms with seller → collect option fee from tenant-buyer → sign agreement → move deal to Agreement Signed stage in Lease Track.
Week 9–12 · Close 3–5 Deals
Target: 1–2 Sub2 holds + 1–2 wholesale assignments + 1–2 lease deals placed with tenant-buyers. Each closed deal becomes a live case study in your training platform. Lease deals in Active Lease stage generate passive monthly income for the full term. New leads will be loaded and assigned as the cycle continues.
